About our Association and our History

River Oaks of Sherman is a luxury, private residential resort-style community situated along the scenic Housatonic River and the foothills of the Berkshire Mountains in Sherman, CT.

Origins and Early 2000s Development

The property was developed as a high-end, resort-style gated community carved out of rolling farmland and densely forested, rocky terrain in northern Sherman, CT.

The master layout is structured around a centerpiece 18-hole, par-70 championship golf course masterfully designed by golf course architect Robert McNeil. The course was explicitly molded around the meandering contours of the Housatonic River.

Grand Opening

River Oaks of Sherman community and its private country club, Club River Oaks, officially opened in August 2003.

Scope and Lot Breakdown

The footprint of the development spans approximately 350 secluded acres.

Home Sites

The residential component of the luxury community plan was capped at 66 home sites.

Acreage per Lot

Properties within the enclave are notably spacious, typically spanning between 2.5 to over 5 acres per lot to maintain privacy amidst the natural Berkshire landscape.

The Clubhouse

The development features a massive 26,000-square-foot clubhouse complete with member locker rooms, bags storage, a fitness center, tennis courts, and a heated swimming pool. Membership to River Oaks Club is separate from ownership.

Architectural Evolution and Modern Expansion

From its initial completion in the early 2000s through the 2020s, River Oaks has transitioned from standard luxury model homes to highly customized architectural estates.

Design Styles

Properties frequently feature sweeping cathedral ceilings, custom-heated infinity pools, walls of glass framing mountain valley views, and open-concept chef’s kitchens.

Continued Growth

While many estates were completed in the first decade of the 2000s, development continues.

Community Governance

The neighborhood’s structural continuity and design modifications are strictly regulated today by us, the River Oaks of Sherman Homeowner’s Association (ROSHA). We ensure that all modern additions and exterior landscaping adhere to original community bylaws to protect property values and natural open spaces.
